**Reminders**

ATT Fiber Upgrade Information.

Garbage cans are not permitted to be stored at the front of homes or near garage doors where they are readily visible from the street.  Please keep your garbage cans to the side of your homes, a good distance from the front, and behind a fence, shrub, or enclosure if possible.  The CCR committee will notify you of this violation immediately so please try and keep our neighborhood neat!

ARB INFORMATION

ARB approval is needed before you make any changes to your home or property.  This includes tree removal and removing more than 25% of landscaping, painting of your homes.  Necessary forms can be downloaded on this website.  Please await approval in writing before beginning any work.

BUDGETS

Budgets will be provided upon request.

CCR

A checklist of what the CCR committee reviews is on this website.  Please take time to look at the exterior of your home.  The CCR committee will be walking every two months.  Anyone in violation will get a warning letter.  If the violation is not corrected within the allotted time the Board will follow the Covenants and fine accordingly.  Please note that once your fine amounts to $1000.00 a lien will be placed on your property.

LANDSCAPING

Time to look at your house and yard and see if it needs attention. Re-sod the areas that need attention and make sure you are watering accordingly.  Follow the neighborhood trend and keep your landscaping healthy, properly trimmed and weed free. Replace any shrubs damaged by the winter with similar healthy plants.  Maybe add some flowers for color now while the rainy season is upon us.

Check with the ARB and submit a form if you’d like to make any big changes.  They will be out to address your submission within 1-2 weeks, if not sooner.  And they can offer some suggestions as to which kinds of plants thrive in our area and are in keeping with our neighborhood.  Just a friendly reminder that it costs the entire community when we have to send out violation letters required by our covenants.

DOG WASTE IS NEVER GOOD—RAIN OR SHINE!

The Board Members have been getting complaints that there has been animal waste being left in your fellow homeowner’s yards. Just a gentle reminder that what is natural for your pet is okay; but what should also be natural is you picking up their little or big packages.  The area around the common ground near New Castle at the end of Mactavandash really did have some aroma on the very hot days of summer.  Please be mindful of your neighbors who live nearby.  Remember Seminole County Ordinances Section 20.18 URINATING & DEFECATING It shall be unlawful for any animal owner to permit, either willfully or through failure to exercise due care and control, any animal to soil, defile, urinate or defecate on any private or public property, other than that of the owner, without expressed or implied consent
